Why They Called

Irving homeowner noticed their electric bill had been creeping up and felt drafts near a few of the windows on the north side of the house when the AC was running. They'd also spotted some old cracked caulk pulling away from the window frames β€” classic sign that the seal had given up. In Texas summers, gaps around windows are basically money leaking out of the house every hour the AC runs.

They wanted all the windows recaulked to seal everything back up properly. We came out and handled it the same week.

What We Did

  • Inspected every window on the exterior β€” checked the caulk line where the window frame meets the siding and the sill where it meets the exterior wall. Some windows were worse than others but most had at least some cracking or separation
  • Removed all the old caulk completely β€” this is the step most people skip when they try to DIY it. Applying new caulk over old cracked caulk looks fine for about three months and then the new stuff starts cracking in the same spots because it's got no solid base to adhere to. The old stuff has to come out first
  • Cleaned and dried the surfaces β€” caulk won't bond to dirty or damp surfaces. Took the time to wipe everything down and let it dry before loading the gun
  • Applied a continuous bead of paintable exterior caulk β€” kept a consistent size bead, no stopping and starting mid-run which creates weak spots
  • Tooled each bead smooth β€” pressed into the joint and smoothed out so the caulk was seated properly in the gap rather than just sitting on top of the surfaces
  • Checked every window for full coverage β€” no gaps, no thin spots, no areas where the bead had pulled away from the frame before tooling

Why Caulk Fails and What To Do About It

In Dallas, the temperature swings are brutal on exterior caulk. Going from winter cold to summer heat and back again causes the materials in your walls and window frames to expand and contract constantly. Even good quality caulk starts cracking and separating after several years of that. It's not a sign of a bad install β€” it's just physics. Every few years the windows need to be walked and recaulked wherever the seal has broken down.

Catching it before it becomes a water intrusion issue is the smart move. Once water starts getting behind window frames and into the wall cavity, you're looking at wood rot, mold, and drywall damage β€” all of which cost a lot more to fix than a tube of caulk.

Signs Your Windows Need Recaulking

Visible cracks or gaps in the caulk line, caulk that's pulling away from the frame or siding, drafts near windows when the AC or heat is running, moisture or condensation inside the wall near windows, or a sudden unexplained increase in your energy bill. If any of those sound familiar β€” walk your windows and take a look at the caulk line. If it's cracked, it's time.

Every window sealed clean. The homeowner said they could already feel the difference standing near the windows that had been drafting before β€” no more air movement.
